To ensure fairness for both parties, a joint inspection is conducted at check-in and check-out as stated in your Tenancy Agreement (Clause 6.2). Dated photographs and/or videos will be taken during this inspection to document the condition of:
• All furniture and appliances
• Kitchen cookware and utensils
• Walls, flooring, and fixtures
• General cleanliness and functionality
These records serve as the official reference when determining responsibility for any damage or replacement at the end of your tenancy. Items documented as being in good condition at check-in that later require replacement due to normal wear and tear will be handled according to the guidelines above.
2. Understanding "Normal Wear and Tear" for Kitchen Cookware
Kitchen cookware (such as frying pans, pots, and non-stick pans) has a limited lifespan with regular use. To help you understand what is considered normal versus chargeable damage, please refer to the following guide:
Normal Wear and Tear (Landlord Responsible at Check-In Only)
• Gradual fading or wearing of non-stick coating after months of regular use
• Minor cosmetic fading or discoloration
• General aging of the item
Damage / Misuse (Tenant Responsible)
• Deep scratches caused by metal utensils or abrasive cleaning tools
• Burned-on food residue that cannot be cleaned
• Warped or bent pans from overheating
• Loose handles due to misus
Please Note: If an item was already damaged or defective at check-in and this was documented in your joint inspection report, please notify us immediately so we can arrange replacement.
3. Recommended Care Tips for Your Kitchen Items
To help your cookware last longer and avoid unexpected charges, we recommend the following simple care practices:
• Use wooden, silicone, or plastic utensils — metal utensils can scratch non-stick surfaces.
• Avoid high heat settings — overheating can warp pans and damage non-stick coating.
• Clean gently — use soft sponges and avoid steel wool or abrasive cleaners.
• Allow pans to cool before washing to prevent warping.
• Report any pre-existing issues within 48 hours of check-in if you notice something we may have missed during inspection.
4. How to Report Maintenance Issues
If you experience any issues with the Property or its contents during your tenancy:
Contact us immediately via WhatsApp or email.
Provide photos or a short video describing the issue.
We will advise you on the next steps based on this Responsibility Guideline.
Prompt reporting helps prevent small issues from becoming bigger problems.
5. Move-Out Cleaning Fees
Please note that Move-Out Cleaning Fees are the Tenant's responsibility as stated in the guideline table. This covers standard professional cleaning to return the Property to the same level of cleanliness as at check-in. This fee does not include the cost of removing large items, furniture, or bulky waste — please ensure all personal belongings and any large items you brought in are removed before check-out/move-out.
